The Hartford Building


During the due diligence process for the planned acquisition of The Hartford Building in Arlington, it became evident that the building’s parking garage held significant revenue potential.  In advance of operating the garage, Colonial studied the facility and nearby area and determined that with effective rate setting, operations management and revenue control, the income stream from the garage could be significantly enhanced.  With this projection, the owner was able to gain even greater confidence in their underwriting and, as a result, closed on the transaction.  As operator, Colonial was then able to implement their plan and deliver results that exceeded the client’s expectations.
