Challenge

Tysons II is a dynamic, mixed-use environment in Northern Virginia offering an array of trophy office spaces, as well as retail, dining, and entertainment options. Since 1999, Colonial Parking® has operated parking for each of the Tysons II office towers, which now encompass five locations providing over 8,000 parking spaces to high-profile corporate, financial services, and government tenants. Such a large operation requires a consistently high level of customer service to juggle the unique needs of individual tenants.

Approach

Colonial employs a team of nine roving managers and attendants who rotate between the garages to maintain an active presence, monitor conditions, and respond promptly to any on-site issues. Each garage is remotely connected to the team’s central office in 1650 Tysons Boulevard, and to Colonial’s 24/7 Remote Management Center in Georgetown. This approach ensures immediate response to any customer concern, while at the same time minimizing labor costs.

Results

Colonial has successfully filled monthly parking thresholds within Tysons II, while simultaneously accommodating high volumes of daily parkers, improving both financial performance for our Client and customer satisfaction. The Client continues to trust our team to identify additional revenue-enhancing strategies, such as online sales for special event parking.
